🏡 I Bought a New Home

TL;DR - We’re moving to a townhouse in Islands Brygge 🎉. The market is hot, prices insane and no ‘good’ deals out there. I share my best tips here.

Why We Move - It’s the two-kids effect. We’ve a big-ish apartment (110m2) but it’s getting tight. (Especially for me.) I wanted more space for myself, for guests, for parties, for the kids to play, and so on.

Why Now - We love where we live. The apartment is phenomenal. We’ve a beautiful view and an enormous (shared) garden. Everything is close. Life is good. For two-ish years (or more) we’d been hoping to buy one of the bigger apartments in the complex, but no luck.

What We Bought - In November, FINALLY one of those big apartments came up for sale. It was per-fect. I tell the story in the video, but in short: it turned out the sellers were insane. The experience (finally) helped me convince my wife’s that moving 1km down from where we live in Islands Brygge (3-4 mins by bike) was acceptable, so we got one of the nice townhouses they’ve close to the beach.

Why Townhouse? - I liked the idea of a Townhouse myself as it’s more space, more “house-y” while keeping maintenance and house-work at a minimum. We got one with “half-floors”, with many spaces and short stairs.

Is It a Good Time to Buy? Yeah, Maybe? 🤔

TBH - It’s a bad time to buy, at least compared to a few years ago - 4% interest, vs. 2%-1%. Taxes are higher.

That said, the market is very hot. There are few properties on sale and many interested buyers. That is driving prices up.

I don’t think this is changing anytime soon. Prices kept going up despite the higher interest, despite the higher taxes… So long as the economy keeps going well, people will have money and will want a new (or bigger) home.

So, alas, if you want to buy a place the best time was in 2021, but if not, the second best is now.

AND - Because Denmark’s insane taxes on investing, the best way to really build wealth in the country is to buy the most expensive house you can afford and pray prices will go up, as the capital gains on the sale are not taxed 🤷‍♂️.

🎒Home Buying in 2025 - Actionable Advice

📝 Always Get Bank Pre-Approval

You can get from banks a certificate that tells you for how much you can buy and under what conditions. If you get pre-approved for, say, 6m kr., you can bid away for anything up to that price.

If you already own a property, the pre-approval has some nuance. It will depend on how much your current property is worth, and - depending on how much you need to borrow - on whether you need to make any purchase offer conditional on the sale of your current property.

📋 Sign Up to Agents’ Buyer’s List

I signed up to all the “Køberkartokek” (Buyer’s Lists) for all the agencies in my area - i.e., Nybolig, Lokalbolig, Danbolig and so on.

They’ll have a list of clients they call before they put properties for sale in the market. (So, before you see them advertised in e.g., Boligsiden.)

If you want something specific, you want to be the first to know. The one we bought was off market like this.

(We also had like 10+ people come and see our apartment now before it was officially listed on sale. When there are few things advertised, this is a sensible choice!)

🍉 Document Your Walkaway

Buying a property can (and will) get emotional. I recommend that for any property you’re seriously considering to write down your walk-away price and negotiation strategy ahead of bidding.

👠Wife Convincing

My wife was a tough cookie: she only wanted to move within the same building we live. It took an insane situation with a seller to open her mind. But I also put some strategic effort: I made a detailed and nice slide-deck to “sell her the dream” of townhouse: the pros, cons, address concerns, pictures and mock ups.

👉 I learned a lot on this round. I’m updating Dream Home Denmark with my new lessons, including, for example, the specific email template that saved me 100K kr.

🤖 How I Use AI 2025

I’m all-in on AI. If all you’re doing is (sometimes) using ChatGPT, you’re really missing out on the revolution.

Here are three things I’m doing myself:

💰 I’m paying for and heavily using the best models. This is expensive - $250+ (1700 kr) per month - but pays for itself. I strongly believe you should try out and use the best-tech. The state-of-the-art is so good now that if you master it, you can run circles around your peers and competitors and become 10x more productive.

⭕️ I’m re-building my business. I’m certain that as-is my courses business (and most information-based businesses) will soon be dead-on-water, so I‘m pivoting hard:
- I’m rebooting the courses and making the whole thing community-centered. (More on this, below). In practice, it means more interactions, more live events, community (and not courses) at the center.
- I’m dialing up the “personal” angle of my content: more vlogs, more stories and anecdotes, more experiments.

💕 I’m doubling-down on relationships. Experts say that in an AI-age, ”networks and peer groups” is what will make a difference. I’ve been a lousy at this for the past years, but spending conscious time and effort on this in 2025.

👉 What are you doing yourself? If you’re standing still, watch out.

💻 The AI Models I Use

In case you’re curious, these are all the AI Tools I’m using as of today: - ChatGPT (Pro - $200/m) - It’s the AI I use the most. It’s the best all-around model and has a great ecosystem with web search, “memory” and custom-GPTs. The Pro Model ($200/m) is overkill for most people, but it’s worth trying - the Deep Research and Thinking Models are insane. I love the "Advanced Voice Mode" as well and use it a lot as a sparring partner and even Japanese "teacher".
- Grok (Free) - Grok 3 (the newest model) is very good, insanely fast and because it has access to the web and to the X/Twitter feed, I feel is the most up-to-date. It has replaced Google for me. The best model is (for now) free.
- Claude ($20/m) - Claude 3.7 is - for now - the best model for writing (in my subjective opinion). It researches and writes the scripts for my YouTube videos. It’s great for other use cases but the app and interface is not as nice as the other two. (The other models are so good alraedy too that I could cancel this one, let's see).

Also:
- Google Gemini (Free Model) - Gemini has access to YouTube, so it’s great to ask it: “Summarize this video: [Insert Link]”. It saved me hours of YouTube watch-time.
- Cursor ($20/m) - Cursor is an AI Coding Tool. It’s insane. It codes for you, explains you the code, debugs and does everything in a snap. I’m not a developer but I have been using Cursor to make my own apps. (More on this, next time 😉).
- Perplexity ($20/m) - I used Perplexity as my Google-replacement before Grok came along. It’s still an impressive tool that combines tons of top-of-the-line models.

🗺️ My AI-Proof Online Store

I’ve re-built my whole online store. I’ve migrated everything to a new community-centered platform, and you can see the new and shiny setup in this video.
